For SFMC Home Lending builder partners
Advertise a Standout Rate All Weekend. Decide What to Cover on Monday.
The SFMC Home Lending Weekend Forward Commitment turns our forward commitment pricing into a weekend marketing tool for your homes. Pick a rate Friday, market it all weekend, and decide Monday how many homes to cover.
How It Works
- 1Friday
Pick your rate
Choose the rate you want to advertise. SFMC Home Lending prices it and provides approved marketing materials. Pricing requests are due by 5:00 p.m. Central.
- 2Weekend
Advertise it
Promote the rate to buyers Friday through Sunday using SFMC Home Lending approved materials. There is no cost to you over the weekend.
- 3Monday
Cover what you need
Before any sales contracts are signed, tell us how many homes to cover, the total loan amount, and the term. Requests are due by 3:00 p.m. Central to hold Friday pricing. You sign the forward commitment and wire 25% of the cost to put the coverage in place.
- 4Funding
Close and fund
Buyers apply with SFMC Home Lending and close at the committed rate. The remaining 75% is paid as each loan funds, and each invoice shows the 25% credit for that loan.
Why Builders Use It
No cost to advertise.
Nothing is owed for the weekend itself. Costs begin only if you take out coverage on Monday.
You size it to real demand.
Coverage is decided Monday, based on the buyers you actually saw.
Flexibility after execution.
If a sale falls through, you can apply the coverage to a different home. Otherwise, the coverage is paired out at market. The builder pays any pair out cost, and any gain is refunded or credited toward your next forward.
Marketing support.
SFMC Home Lending provides approved materials to promote your rate, and your loan officer is available to you and your buyers through the weekend.
